Meadowbank Investment Property Research
Located approximately 12km west of Sydney’s CBD, Meadowbank is a primarily residential suburb which is on the southern fringe of the City of Ryde local government area. Bordering the northern banks of the Parramatta River opposite Homebush Bay, the suburb is currently in the midst of a period of redevelopment in which certain parts of the suburb, previously characterised by light industrial/manufacturing activity, have been transformed into a more attractive medium to high density urban mixed-use community.
Meadowbank features an excellent public transport network with a railway station located in the heart of the suburb, serviced by the Northern line running between Hornsby and North Sydney. Buses connect the suburb to Sydney’s CBD, Parramatta and Chatswood, while the ferry service connects to both Parramatta and Sydney.
The M2, M3, M4, and M5 motorways are also within easy reach of the suburb, as is the arterial Victoria Road. Dominated by a number of manufacturing uses in the late 1940’s through to 1980, Meadowbank is in the midst of a period of major regeneration and gentrification with a number of new civic, commercial, retail and residential developments underway or completed in recent years. This includes the new Shepherds Bay Retail Village, which features a variety of specialty stores, cafes, restaurants, a commercial centre and gymnasium.
Other key features of the suburb include the TAFE Northern Sydney Institute – Meadowbank campus and the close proximity of the growing business parks of Macquarie Park and Sydney Olympic Park.
The demographic statistics of the area are a reflection of the growing number of young professionals and empty nesters within the area. Couples without children accounted for almost half the total households within Meadowbank, an 8% increase since 2001. On average, the residents in Meadowbank are of a significantly higher socioeconomic demographic than that of greater Sydney with the average weekly individual income 50% higher than the metropolitan average.
