Queensland Investment Property Research
Queensland is a state that occupies the north-eastern corner of Australia. It is the second largest state after Western Australia and the countries third most populous after New South Wales and Victoria. Being so large, Queensland has a number of regions which differ hugely. There are many tourism hot spots, while agriculture and mining are also significant contributors to the state.
The population is concentrated along the east coast of the state. Major population areas include Brisbane, Ipswich, Toowoomba, Gold Coast and the Sunshine Coast. Other major regional areas include Townsville, Mackay, Hervey Bay and Cairns.
Queensland is known as the Sunshine State and is the holiday capital of Australia, attracting visitors from around the country and around the world, all year round.
Geography
Queensland is 1,727,000 square kilometres in size. It makes up more than 25% of Australia’s land mass. To put this into perspective, Queensland is seven times the size of the United Kingdom, more than four and a half times the size of Japan, around six and a half times the size of New Zealand.
Queensland’s landscape is wide and varied. It has the outback to the west, the lush green rainforests in the north, the golden beaches along the coast and the colourful barrier reef on its sea step.
The Queensland state capital is Brisbane.
The state has a number of World Heritage locations including Fraser Island and the Great Barrier Reef.
Climate
Due to Queensland’s size, there is a large variation in climates across the state. The northern region has hot humid summers, also known as the wet season, while the winters are more temperate. The coastal region has warm humid summers with lower rain fall, while the winter months provide a cooler climate. The west and central regions are hot and dry in the summer and cold in the winter.
Economy
The Queensland economy has improved significantly over the last 15 - 20 years with huge growth in the mining and tourism industries.
According to the Queensland government, Queensland’s economic growth rate is 4.9 per cent, 1.7 per cent higher than the Australian average, 2.2 per cent higher than the Victorian (Melbourne) average, and 3.1 per cent higher than the New South Wales (Sydney) average.
Queensland had a population growth rate of 2.2 per cent, 0.7 per cent higher than the Australian average, 1.1 per cent higher than the New South Wales average, and 0.7 per cent higher than the Victorian average.
Queensland also remains the preferred destination for Australians who are relocating from other states. During the year 2006-2007, Queensland attracted an impressive net interstate migration of 27,010 people seeking new prospects and opportunities in Australia’s “Smart State”.
The Australian Bureau of Statistics forecasts continued population growth in Queensland in the coming decades. The state’s population is predicted to grow to 5.5 million by 2021 (23.4 per cent of Australia’s total population); Queensland will therefore become Australia’s second largest state within the next 30 years.
