New South Wales (NSW) Property Investment

New South Wales (NSW) lies in the south east of Australia. It is bordered by Queensland in the north, Victoria in the south and South Australia in the west. The coast line spans the Tasmanian Sea and the South Pacific Ocean.

It is the most populous of all the states with approximately 33% of the country’s population residing in the state. The majority are located on the east coast, with over 60% in the state’s capital, Sydney.
NSW is known as the First State or Premier State.

Geography

NSW is 800,642 square kilometres in size and only makes up 10% of the land mass of Australia. It is approximately 7 times the size of Great Britain. It has a coast line that runs for 2137 kilometres. 80% of the NSW population lives along the coast, with the majority in Sydney. There are vast differences of topography from the Snowy Mountains, to the flat, red outback, the lush rainforests and the scenic coastal regions.

The western part of NSW makes up the majority of the state. It is largely arid or semi arid and is sparsely populated. The largest city to the west is Broken Hill, a mining town.

Climate

NSW has a temperate climate with some variations occurring across the state. It can be very hot in the northwest corner of the state, while in the alpine regions can reach below zero. There is a higher rainfall along the coast.

Economy

NSW has the largest state economy in Australia, contributing 32% ($335billion) towards Australia’s GDP. Sydney is the financial capital and represents 25% of the nation’s GDP. NSW accounts for approximately:
- 44% of the finance industry
- 39% of the business and property Industry
- 34% of the communications industry
- 32% of the manufacturing industry

NSW is home to 45% of the top 500 companies (by revenue) in Australia.

The NSW economy is dominated by the information technology, financial services and tourism industries. Many of Australia’s largest companies have their head offices in the Sydney CBD. There are also a number of major business parks within Greater Sydney such as Macquarie Park and Norwest Business Park.
NSW’s biggest export is coal and accounts for 17.4% of all NSW exports, coming close to $5billion. The largest coal port in the world is located at Newcastle, 160km north of Sydney.
Tourism provides a boost to the state’s economy with Sydney being the main attraction. The Tourism Office also markets other areas of NSW including the North Coast (Byron Bay, Coffs Harbour and Port Macquarie) as well as Wollongong and the south coast, the Hunter Valley, Central Coast and other major areas both along the coast and inland. Tourism contributes over $24 billion to the state’s economy.

Tourism

NSW is a major drawcard for domestic and international travellers. More than half of Australia’s international tourists visited Sydney in 2007. In 2007 Sydney received 27million international and domestic visitors of which 4.5million of these were business visitors.

Sydney, NSW’s major drawcard, invites visitors to walk over its iconic Harbour Bridge, take in the harbour views, walk around the Opera House, walk through the markets at The Rocks and walk along the harbour foreshore at Circular Quay. Other Sydney hotspots include famous Bondi Beach, Manly Beach, the CBD and Chinatown.

Just outside of Sydney, tourism destinations include the Hunter Valley, Port Stephens, Blue Mountains, Central Coast and Wollongong and the South Coast.

Along the north coast one can visit Byron Bay, the Tweed Coast, Port Macquarie and Coffs Harbour; along the south coast, enjoy coastal towns such as Kiama, Batemans Bay and Jervis Bay. Moving further west into the heart of the state, major towns which attract tourism include Orange, Bathurst and Dubbo.

Transport

The NSW transport system, which includes trains, trams, buses, ferries or taxi services, carries over 2 million people each weekday.

The public train service in NSW is operated by City Rail and stretches across the greater Sydney Regional area. In the north it services areas such as Newcastle and Maitland, Gosford and Wyong on the Central Coast, Upper North Shore, City, inner west, west and greater west out to Penrith and further to Lithgow and Bathurst, south past Wollongong down through Kiama and southwest through the Southern Highlands, through Campbelltown to Mittagong and Goulbourn.

Sydney’s Light Rail (Tram) and Monorail services operate in inner Sydney, connecting some of Sydney’s major tourist destinations as well as some limited suburbs in the inner west. Sydney Fish Markets, Star City Casino, Darling Harbour and Chinatown are all on the list of destinations accessible by Metro Light Rail. The Metro Light Rail links the hub of Central Station and Sydney’s Inner Western Suburbs via Haymarket, Pyrmont, Glebe and Rozelle.

Sydney buses run an expansive service covering the majority of regions in Sydney. The northern region services North Sydney, Chatswood, Manly and up to Palm Beach. The eastern region services the city through to Watsons Bay, Bondi Junction, La Perouse and Mascot. The Southern region services Drummoyne through Leichardt, Newtown, Burwood, Hurstville and south to Miranda. The western region services Hunters Hill, Lane Cove, Ryde, Epping, Homebush Bay and out to Parramatta.

Sydney Ferry Service operates on beautiful Sydney harbour. The main interchange is at Circular Quay, which provides people with access to the Sydney CBD. The ferry service operates across a number of routes and services Manly, Eastern Suburbs (Double Bay, Rose Bay, Watsons Bay), Lower North Shore (Kirribilli, Neutral Bay and North Sydney), and inner city through to Pyrmont and Balmain as well as extending down the Parramatta River past Drummoyne, Meadowbank, Sydney Olympic Park and Parramatta.
